Management of Industrial, Commercial and Multi-Residence Buildings in Montreal

Gestion Immobilière MRS provides comprehensive management for industrial, commercial and multi-residence buildings, which includes a number of services.


We take care of the building’s tenants:


  • Collect rent
  • Send required documents to the tenants
  • Meet with tenants when necessary
  • Sign leases
  • Renew tenant’s leases
  • Take charge of renting vacant units
  • Carry out a credit check on tenants before signing the lease and make recommendations to the owner


Establish the annual operating budget for

Complete accounting functions for the building:


  • Open a new bank account on behalf of the owner or use the existing joint bank account for which the owner and the manager must sign
  • Make deposits to the bank account
  • Manage the current account
  • Manage the operating funds
  • Pay invoices related to service contracts and all other invoices related to the building


Pay invoices and monthly expenses

Visit the building as often as necessary

Negotiate service contracts

Obtain quotes for work to be done in the building and prepare specifications

Supervise the work in progress, as applicable

Take charge of all documents required for management of the building

Update and maintain the building registry, as required


Contract:


One-year contract, renewable automatically

The contract represents a percentage of gross revenue, based on a monthly amount, not including taxes

In the case of new rentals, Gestion Immobilière MRS Inc. retains the first month’s rent as commission

Fees are payable to Gestion Immobilière MRS Inc. on the first day of the month, and are applicable to the current month

The contract does not include the following fees:


  • Legal fees and notary fees
  • Charges for collecting unpaid amounts
  • Extraordinary postal expenses (e.g.: registered mail, bailiff fees, etc.)
  • Preparation of files for court or for the Régie du logement
  • Management of claims for damages (e.g.: fire, water damage, etc.)


The company carries liability insurance in the amount of $2,000,000.00 and “errors and omissions” insurance in the amount of $2,000,000.00.
