Management of Residential Condominiums in Montreal

Prepare the Annual General Meeting:


  • Establish the Agenda
  • Send documents to the co-owners
  • Hold the Annual General Meeting
  • Produce the minutes of the Annual General Meeting
  • Draft the minutes of the Annual General Meeting and ensure that they are distributed to the co-owners


In the case of an Extraordinary General Meeting:


  • Establish the Agenda
  • Send documents to the co-owners
  • Hold the Extraordinary General Meeting
  • Produce the minutes of the Extraordinary General Meeting
  • Draft the minutes of the Extraordinary General Meeting and ensure that they are distributed to the co-owners


Establish the annual budget

Collect condo fees from the co-owners

Accounting functions for the condominium:


  • Open a new bank account on behalf of the condominium or use the existing joint bank account for which the administrators and the manager must sign, for the purpose of transparency
  • Make deposits to the condominium bank account (current account and contingency fund)
  • Manage the current account
  • Manage the contingency fund account
  • Pay invoices related to service contracts and all other invoices related to the condominium


Oversee the contingency fund and make recommendations

Sign checks to pay invoices and monthly expenses

Familiarize ourselves with the declaration of co-ownership and make recommendations

Visit the condominium on a regular basis and/or as required

Negotiate service contracts

Obtain quotes for work to be done in the building and prepare specifications

Supervise the work in progress, as applicable

Take charge of all documents required for management of the building

Meetings between the manager and the administrators, as needed:


  • Establish the Agenda for the Monthly meetings
  • Draft the minutes of the Monthly meetings
  • Present quotes to the administrators for decision-making
  • Submit a monthly statement of income and expenses to the administrators


Annual update of government documents (e.g.: annual tax return, annual information return, tax credit for individuals aged 70 years and over, etc.)

Update and maintain the condominium registry

Contract and fees:


One-year contract, renewable automatically

The contract represents a competitive and affordable rate, based on a monthly amount per condominium,

not including taxes

Fees are payable on the first day of the month, and are applicable to the current month

The contract does not include the following fees:


  • Legal fees and notary fees
  • Charges for collecting unpaid condo fees
  • Extraordinary postal expenses (e.g.: registered mail, bailiff fees, etc.)
  • Preparation of files for court
  • Representation before a court
  • Management of claims for damages (e.g.: fire, water damage, etc.)


The company carries liability insurance in the amount of $2,000,000.00 and “errors and omissions” insurance in the amount of $2,000,000.00.
